Each year the WINconnect Apartment Awards for Excellence recognises a number of Western Australian projects that demonstrate leadership, with quality, design and innovation. This year, ESM are proud to be sponsoring the Boutique Category!
Why the Boutique Category? ESM have observed an increase in demand for boutique residential development across Australia as it appeals to a growing portion of residents not interested in larger, off-the-plan apartment developments. Downsizers and Rightsizers are driving an increase in value rates for boutique apartments, many of whom make up the owner occupier purchasers. With a move away from traditional retirement living, these residents are seeking something low maintenance that they can ‘lock up and leave’, without having to sacrifice the ease of entertaining, hosting and space they enjoyed in their family home.
According to Knight Frank’s 2020 Residential Research Report, demand for boutique apartments is anticipated to continue experiencing stable, steady growth in accordance with the changing composition of the Australian population. Not only is this referring to Australia’s ageing population and the demand for boutique apartments from Downsizers/Rightsizers, but also the young family demographic whom can’t afford detached homes and are looking for well-located apartments with larger floor plans of two, three and increasingly four bedroom apartments.
It’s also exciting to see how current lifestyle influences such as work-from-home arrangements, lockdowns and health considerations are shaping boutique apartment designs, and encouraging improvements and upgrades to nearby public spaces. The award winning 20 residential unit development at 19 Douro Road, South Fremantle by Motus Architecture being a prime example.

The AAA Boutique Apartment category is open for apartment developments with up to 20 apartments. As the name indicates, this category is seeking entries from luxury style apartment developments that are of a boutique nature. The judges are looking for a “wow” factor from entrants.
